Trends and
Opportunities
Several major
manufacturers, both national and local, call
Pendleton home, and the area has excellent
potential for growth. Pendleton has two
shovel-ready sites listed with the state.
Besides sitting astride the “Redundant,
Eastern Self Healing Telecommunications
Fiber Ring,” the area has excess electric
and natural gas available at competitive
prices, and access to major inter-modal
transportation facilities and ports. Those
amenities, along with Pendleton’s central
geographical location, put the area in a
most favorable position for development.
In process is the plan to expand the urban
growth boundary of the city to provide
additional future housing and industrial
development capacity. The industrial
capacity is augmented with the “Airport
Arterial” (aka Barnhart Road) expansion
effort that will, once completed, bring at
grade access to additional flat acreage near
the current airport industrial park. In
addition, the CTUIR is developing their
“Coyote Business Park” on tribal lands (with
unique financial incentives) that will add
to the near-by industrial lands capacity.
Pendleton is maintaining steady growth with
the capacity to handle a more rapidly
growing population base. Pendleton’s market
area extends to a broader population of
between 50,000 and 65,000 outside of the
city limits. The city population swells with
visitor surges related to major events such
as our signature event, the Pendleton
Round-Up.
With the new activity in Pendleton and the
renewed growth in additional housing,
Pendleton foresees continued growth of
residential, commercial and industrial
development in its future.
